This Spring 2026

The spring market in the Treasure Valley is active — but nuanced. In Ada County, the median sold price came in at $540,990 in March, down 4.25% from a year ago. Canyon County bucked that trend with a median of $432,490, up 1.76% year-over-year. More homes are selling — Ada County recorded 811 closings vs. 675 last March — but buyers are clearly negotiating harder.

Days on market have crept up: 29 days in Ada County (vs. 23 last year) and 39 days in Canyon County (vs. 36). Homes are still moving, but buyers are being selective. Well-priced, well-presented homes in desirable neighborhoods are still generating multiple offers. Overpriced listings are sitting.

Inventory sits at 2.20 months of supply in Ada County and 2.49 in Canyon County — still well below the 4-6 months typically associated with a balanced market. That's why prices haven't fallen dramatically despite affordability pressure. Mortgage rates have eased slightly to around 6.30% for a 30-year fixed, down from 6.83% a year ago.

The bottom line: this is still a seller's market, but not the frenzied seller's market of 2021-2022. Strategy matters more than ever — whether you're buying or selling, having the right agent in your corner makes a real difference.
