This Spring

The Treasure Valley continues to hold firm in early 2026. With a median home price of $485,000 and an average of just 18 days on market, we're in a market that rewards preparation — buyers who are pre-approved and ready to move quickly are the ones winning deals.

Inventory remains constrained in the most desirable corridors — particularly Eagle and North Meridian — where well-priced homes are seeing multiple offers within the first weekend. In the Canyon County cities (Nampa, Caldwell), more inventory gives buyers a bit more breathing room.

For sellers, this is still a favorable environment. Pricing your home right from day one remains critical — overpriced listings are sitting, while accurately priced homes are moving in under three weeks. Presentation matters more than ever as buyers have more options than they did in 2023–2024.
