If you've been watching the Treasure Valley market this summer and wondering whether now is the right time to buy, sell, or wait — you're not alone. Things have shifted. Not dramatically, but enough that the strategy has changed compared to even a year ago. Here's an honest look at where things stand right now.
Rates Have Eased — Slightly
The 30-year fixed is averaging around 6.55% as of mid-July, down from 6.75% a year ago. That's not a number that's going to make anyone jump out of their seat, but it's movement in the right direction. For a buyer purchasing at Boise's current median of around $465,000, even a quarter-point drop translates to real savings over the life of the loan.
The bigger story is that buyers who locked in above 7% in 2023 or early 2024 are starting to explore refinancing. If that's you, it's worth a conversation with your lender now.
Prices Are Holding — But Homes Are Sitting Longer
The Boise area median is sitting at around $465,000, and prices have been essentially flat — which after the volatility of the past few years is actually a sign of a healthy, stabilizing market. What has changed is days on market. Homes are averaging around 45 days before going under contract, compared to the frenzied 10–14 days we saw at peak.
That's good news for buyers. You can breathe. You can get an inspection. You can negotiate. The days of waiving every contingency just to compete are largely behind us in this market.
For sellers, it means presentation and pricing matter more than ever. Overpriced listings are sitting. Well-prepared homes priced correctly are still moving.
What's Driving Demand
Idaho still has a compelling story to tell. Compared to California, Oregon, Washington, and Florida, the Treasure Valley remains significantly more affordable — and quality of life here is genuinely hard to beat. That continued relocation demand is a floor under the market.
Looking ahead, Micron Technology's new Boise-area fabrication plant is set to open in 2027, and the College of Western Idaho is actively building out a pipeline of technical workers to support it. That kind of long-term job creation doesn't show up in today's numbers yet — but it will.
The Eagle & Meridian Premium
Eagle and Meridian continue to command a premium over broader Boise numbers, particularly in the $600K–$900K range. New construction in Star and Middleton is absorbing some of that demand, giving buyers more options without having to stretch as far west as they might have needed to two years ago.
If you're targeting the $500K+ segment in Eagle specifically — which is my focus — inventory is up from its lows, but quality listings still move. The ones sitting are typically priced wrong or need work.
My Honest Take
This is a patient buyer's market. Not a buyer's market in the traditional sense — sellers aren't desperate and prices aren't crashing — but buyers have negotiating power they haven't had in years. If you've been waiting for the right moment, this window is worth taking seriously.
For sellers: if you're selling because life calls for it, now is still a good time to list — especially if you're priced right and the home shows well. Sitting and waiting for 2021 prices to return isn't a strategy.
