If you're coming from California, Texas, or Florida, your first look at Treasure Valley luxury listings is going to feel almost unfair. What $800,000 buys you in Scottsdale or the Bay Area doesn't even come close to what you get here.

But "luxury" in Idaho is also evolving fast. Five years ago, $500,000 was genuinely rare. Today, it's the entry point to a different class of home — larger lots, newer finishes, better locations. Here's what the market actually looks like right now and where the best value lives.

What $500K–$650K Looks Like

At this price point, you're typically looking at 2,500–3,500 square feet in Meridian, Star, or Nampa — or a slightly smaller footprint in Eagle or North Boise where land costs more. Expect:

What $900K–$1.2M+ Looks Like

Welcome to the genuine luxury tier. Above $900K, you're buying something genuinely custom — usually on a large lot, sometimes backing to open space or a golf course, with finishes you'd expect in a national luxury publication.

The inventory at this level is thinner. These homes don't move the same way mid-market homes do — they take longer to sell, require more marketing, and attract a very specific buyer. But when the right buyer finds the right home, it moves.

The Best Neighborhoods for Luxury in the Treasure Valley

Eagle (Still the Crown Jewel)

Eagle consistently attracts the highest-end buyers. Lower density, better schools, quieter streets, and proximity to the foothills make it the go-to for families moving here from coastal markets. Spurwing, Williamson, and Eagle River are neighborhoods worth knowing by name.

North Meridian (The Rising Challenger)

Meridian has exploded in the luxury segment. Neighborhoods around Paramount, Isola Creek, and Spurwing Country Club offer high-end homes at sometimes 10–15% below comparable Eagle properties — and the lifestyle difference is minimal.

North Boise / Foothills

Boise proper still commands premium prices for the right locations. Foothills access, walkability, and proximity to downtown make north Boise a compelling option for buyers who want the city without sacrificing space.

Star (The Emerging Option)

Star is where you'll find the best value for lot size and newer construction at luxury-adjacent prices. If you want land, a custom feel, and room to breathe — and you're not locked into one specific city — Star deserves a look.
